Buying a property
We review the contract before you commit, explain anything unusual, and guide you through exchange, any cooling-off period, your deposit and the lead-up to settlement, so you know exactly what you’re signing and when each payment is due.
Selling a property
We prepare your contract for sale, deal with the buyer’s conveyancer, and handle the path to settlement so the sale completes cleanly and on time.
What conveyancing costs
We give you a clear quote up front, once we know whether you’re buying or selling and the type of property. Your total is made up of our professional fee, disbursements (the searches and certificates a transaction needs) and government charges such as transfer duty. We set it out so there are no surprises at settlement.

We’re in Forster Tower in the centre of town, and we act on property right across Forster and Tuncurry (including Forster Keys and the waterfront) as well as Pacific Palms and the wider Great Lakes. Knowing the area, and knowing how buying and selling works here, makes the whole process smoother. Because NSW conveyancing is now settled electronically, we can just as easily act for you on a property anywhere in the state.
Electronic settlement through PEXA
Property settlements in NSW are completed electronically. We are a PEXA-connected practice, which means your settlement happens online at the agreed time, funds and title transfer together, and you don’t need to attend in person, wherever in NSW the property is.

Do you handle conveyancing across Forster, Tuncurry and the Great Lakes?
Yes, and beyond. We act for buyers and sellers throughout Forster, Tuncurry, Pacific Palms and the wider Great Lakes and Mid North Coast, and because NSW settlements are electronic we service all of NSW, on residential, rural and commercial property.
How much does conveyancing cost in Forster?
We give you a clear quote up front, once we know whether you’re buying or selling and the type of property. Your costs are made up of our professional fee plus disbursements (searches and certificates) and government charges such as transfer duty. We explain each part so there are no surprises at settlement.
What is transfer duty (stamp duty), and will I have to pay it?
Transfer duty, what most people still call stamp duty, is a government charge payable to Revenue NSW on most property purchases. The amount depends on the price and your circumstances; some buyers, such as eligible first-home buyers, pay a reduced rate or nothing at all. We calculate it for your purchase and factor it into your costs.
What does a conveyancer actually do?
Your conveyancer handles the legal side of transferring property: reviewing the contract, carrying out searches, liaising with your bank and the other party, calculating adjustments and government charges, and attending to settlement (now done electronically in NSW). With us, a solicitor is also across the file for any legal questions that come up.
Do you act on waterfront and canal-front property?
Yes. Waterfront and canal-front titles around Forster Keys, the lake and the river on both sides of the bridge can carry extra conditions that do not appear on an ordinary suburban block: waterfront reserve, jetty or mooring rights, and covenants tied to the subdivision. We check for them before you sign, rather than after.
Should I have my contract reviewed before I sign?
Always. We can review a sale or purchase contract before you commit, flag any unusual conditions, and make sure your interests are protected before exchange.
Can a solicitor handle my conveyancing rather than a conveyancer?
With us you get both. Your matter is handled by our licensed conveyancing team, with a solicitor available across the file for any legal questions that arise.
